Delivery Time Scales
Our procedure for delivery of houses is as follows

  1. You pay a non-refundable deposit of 1.5% of the purchase price of the house to reserve it. This deposit is payable on acceptance of your completed application forms. We shall then allocate your plot to you subject to agreement of your preferred payment plan. We would hold the property for you for a period of 3 months. After the period, we reserve the right to cancel your reservation unless we hear from you prior to the end of the period.

  2. For MORTGAGES, we will give you an offer letter and all supporting documentation to enable you to apply for your mortgage. You then pay the 20% or 30% down payment to us or to the mortgage provider (based on provider requirements), less the 1.5% non-refundable deposit. We shall start construction of your house once we receive confirmation from the mortgage provider that the facility has been agreed.

  3. For the MORTGAGE DOWN PAYMENT PLAN, we offer you the opportunity to accumulate the 30% (or 20%) down payment over a maximum 18-month period (1 year six months) subject to our terms and conditions. This shall constitute equal monthly payments over the agreed period, starting from the beginning of the month after we accept your application. During this period, we shall give you an offer letter and all supporting documentation to enable you apply for your mortgage to ensure that the mortgage is approved to coincide with the end of your payment plan. We shall start construction of your house once you have finished paying the down payment and we receive confirmation from the mortgage provider that the facility has been agreed.

  4. For the DIRECT PURCHASE BY MONTHLY INSTALMENT PLAN, construction of your house will begin when you have paid 50% of the agreed price and the house shall be ready within the last year of your chosen payment period, generally when you have finished paying about 90% of the value of the property.

  5. For the DIRECT STAGED PAYMENT PLAN, the house will be delivered between 3 – 12 months depending on client preferences and cash flow projections.

  6. Where a client makes an OUTRIGHT PURCHASE AND PAYMENT, we aim to deliver the property in 3 months.

    Generally, based on our critical path analysis, the earliest we can deliver a house is 3 months from the date of agreement between us and the client.

    This is based on robust supply chain management and material supply lead times. Our property delivery is governed by our terms and conditions which clearly outlines the responsibilities of GHS Limited and that of our clients. Copies will be given to you prior to concluding any transaction or you can contact us for copies at any time.  

    Additional Information for Instalment Plan
    For all instalment payments, we shall assist you to open an account with HFC Bank Ghana Limited and provide you with information on how to set up a monthly transfer through your account to our account.

    This way, you can keep track of your payments to us and also provide proof to the mortgage provider that you have paid the down payment to us, especially for mortgage applicants. For the direct payment by monthly instalment payment plan, you can also choose to pay directly to our account from your own account.
